Project Description

The owner of this gorgeous property in one of the most sought after locations came to us with a list of existing problems he could not resolve within the home as well as some other major renovation items. He has had multiple builders/contractors attempt to alleviate these issues but none could. The ocean front home was receiving water from multiple areas due to driven rain, poorly installed windows/patio doors, and poorly installed TPO membrane. This caused multiple structural beams and columns to begin to decay to an alarming extent.

The project consisted of multiple trades all coordinated with each other meeting the 3 month project schedule deadline. Within 3 months the home was ready to be returned to the owner with all the known and newly found problems solved and repaired. Some of the work preformed can be seen below,

  • Mold Remediation

    • Entire basement was cleaned using ammonia base disinfectants, all walls, furniture, and misc. Basement encapsulated and all contaminated materials removed and replaced as necessary.

    • Mold killing primer applied to all walls within basement mech & shop room

  • Duct Cleaning

    • Ductwork throughout home cleaned after project completion

  • Landscaping/Sitework

    • Existing privets/fencing at the perimeter of the property were moved in approx. 5’ into the property line. All irrigation relocated to the newly proposed location of privets

    • Gravel provided for driveway once project was completed

  • Ornamental Metals

    • Custom fabricated hand railings for selected stairwells

  • Carpentry

    • Replacement of multiple patio doors & windows

    • Structural repairs throughout due to water infiltration

    • Modifications to existing deck boards to allow for roofing EPDM replacement at balcony’s

    • Skim coating for ceilings throughout the home

    • Acoustical ceiling tile replacement

    • Exterior exhaust vent replacements

    • Replacement of flooring at water damaged areas

  • Roofing

    • Replacement of existing TPO membrane for existing roof flat roof.

    • Replacement of existing EPDM membrane at balcony’s

  • Floor Refinishing

    • Floor refinishing throughout the entire home for existing American Cherry & Oak floors.

  • Painting/Stucco

    • Painting throughout entire home

    • Stucco refinishing/repairs for the entire exterior of home and pool walls

    • Custom marble work throughout
