Deck/Roofing/Railing/Pool Rehab Renovation/Repair

This comprehensive project involved the complete removal and replacement of an aging 3,500 SF rooftop deck and its underlying EPDM roofing system. Due to years of water intrusion and improper prior installations, all existing deck boards, framing, roofing membranes, fiberglass drains, and railing components were removed. Substantial substrate damage was discovered, requiring full replacement of the plywood sheathing and tapered insulation beneath the roofing.

New waterproofing included a fully adhered EPDM membrane, custom-fabricated recessed copper gutters, and perimeter copper flashings. Each new railing post received a custom copper flashing boot to ensure long-term watertight performance.

The new deck structure was framed with Greenheart hardwood, tapered as necessary to accommodate proper drainage. Hand-selected 5/4"x6" grooved IPE decking was installed with stainless steel fasteners and concealed clips, finished with picture frame detailing and grain-matched IPE plugs for a clean, seamless appearance.

At the homeowner’s request, we recreated the existing railings using a hybrid of Versatex PVC components and IPE hardwood for structure and durability. IPE was chosen specifically for the handrails to maintain a warm, tactile, natural feel. All railing posts and stair risers were outfitted with LED recessed lighting for both safety and aesthetic appeal.

To protect the decking over time, the surface was sanded in two stages and treated with a penetrating IPE deck oil to minimize checking and maintain equilibrium between the exposed and underside faces of the wood. Final steps included precise siding shingle repairs around the perimeter of the deck and a fresh coat of paint to seamlessly integrate all restored areas.
